Roxy Beachfront Apartment

The south-facing facade of Roxy Beachfront combines vent blocks, exposed stairways, and off-form walls to create a modern yet natural aesthetic

On the coast of Sarawak, nestled amongst verdant mountains of the Lundu District lies the sleepy town of Sematan. Situated over 100 km from the Kuching city, Sematan town is nestled along an 8 km long beachfront directly facing the Talang-talang island. Sematan has always enjoyed a certain tranquillity not afforded to most city-dwellers. Recent efforts to transform the town into a major tourist destination have resulted in Roxy Sematan, the ever-expanding project of real estate developer Tecktonic & Sons Holdings.

7-storey apartment blocks with exposed stairways

The Roxy Beachfront Apartment consists of 3 blocks of 7-storey serviced apartment blocks with a total of 186 units ranging from studio to 3-bedroom types, all graciously overlooking the Talang-Talang Islands and South China Sea beyond. They are accompanied with open single loaded corridors which further enhances natural lighting and ventilation. The main drop-off at the central plaza connects people to its Olympic-size infinity pool and the beachfront.

Talang-talang Islands as the centerpiece of every unit

The design emphasizes on the sense of openness and connection with nature. The main drop-off point exemplifies this perfectly: both its north-facing and south-facing side remain open, giving occupants a fantastic seaward view. The complex’s central plaza has thus transformed into an open space with a seaward view, embellish with lush greenery that sprawls towards the beach. The structure consists of three 7-storey blocks, connected by a link bridge on the first floor. Six floors of each blocks are dedicated to service apartments. Voids alongside the single loaded corridors, allowing for natural ventilation and ample lighting. Due to the complex's unique beachfront position, the Talang-Talang Islands will always be the centerpiece of any resident's view when they look out to the sea from the balcony.

The rugged charm of the building is accentuated by a combination of vent block, exposed stairway, and off-form walls.

The building’s south facing facade has been constructed with a combination of vent block, exposed stairway, and off-form walls, creating a modern yet natural-looking building that absolutely oozes with rugged charm.
